A retail building sits empty on a lot a developer just bought. A warehouse has to go before a bigger one goes up. Restaurant shells, offices and strip center units come down the same way.
Metal buildings come apart in a different order than masonry. The skin comes off first, then the framing, and the steel stacks to one side. Block and brick buildings get worked down from the top with the excavator. Tilt wall panels come down in a planned order, and industrial demolition works the same way.
The slab and the footings usually come out with the building. Parking lots, drive aisles and loading docks break out while the trucks are there. Where the building is long gone and the concrete is the whole job, that is concrete removal.
Commercial buildings need an asbestos survey before any demolition or renovation. City Ordinance 89710 and the state health rules call for a site specific survey report. The Development Services Department enforces it, and a licensed asbestos inspector does the survey. If asbestos turns up, a licensed abatement contractor takes it out before our machines start.
The state gets a notice too. The Texas Department of State Health Services takes the demolition notification no less than 10 working days before work starts. It is required even when no asbestos is in the building. The rules put that filing on the legal owner of the building or the party running the site.
The city also asks for paperwork tied to how the building comes down. A means and method letter lays out the timetable, the method and the equipment. Anything two stories or taller needs a stamped letter from a Texas licensed engineer. The application also needs proof of a 6 foot chain link fence around the site.
On a job with a general contractor, demolition is one piece of a bigger schedule. We work to the dates in the plan and stay clear of the trades coming in behind us. Fire and building inspections close the permit out at the end.
Dust control and a clean street matter when a business next door stays open. Water on the material holds the dust down while the building comes apart. On a shared lot the work area and the fence line get set with the property manager first.
Concrete and steel are worth sorting where a yard nearby recycles them. The rest goes out to a site that takes construction and demolition debris. Dump truck hauling is part of the job and can be booked on its own. Once the debris is gone we backfill, compact and grade the pad, so the site can move into site work for the new build.
