Most of this work is a whole house teardown. The house comes down, the slab and footings come out, and the lot is left flat. Garages, carports, sheds and barns on the same property usually go at the same time.
Mobile homes are their own kind of job. The home is cut apart and loaded out, and the blocks, tie downs, skirting and steps go with it. A mobile home also has an ownership record with the state's Manufactured Housing Division. The owner updates it once the home is scrapped.
Not every job is a total teardown. Partial demolition takes off an addition, a back porch or a burned wing and leaves the rest standing. San Antonio handles that as repair work with its own permit, not as a demolition permit. A fire or flood damaged house is unstable, so the machine does the reaching and nobody works under it.
It starts with a call and a look at the house. We check what it is built of, what sits close to it, and how a truck gets in. Inside the city limits, a demolition permit comes next, and each building on the lot needs its own application.
Then the services get cut off. CPS Energy has to confirm the electric and gas are disconnected before the city issues the permit. Its demolition bulletin says that work order can run 30 to 45 business days, so start early. An asbestos survey by a licensed asbestos inspector fits in this stretch, and the water gets shut off and capped.
Teardown day is the short part. An excavator pulls the house down in order instead of dropping it all at once. A skid steer cleans up what lands outside the footprint. Wood, metal and concrete stay sorted when the disposal site asks for it, and dump truck hauling runs all day.
San Antonio keeps adding people. Census estimates put the city near 1.53 million in 2024, up 6.4% from 2020, with Bexar County up 5.9%. Older streets inside Loop 410 feel that. A buyer often wants the lot more than the house on it, so the house comes off first.
The age of the house matters here. San Antonio's deconstruction ordinance covers homes built on or before December 31, 1945 in the city limits. Historic landmarks and homes in a historic district built by the end of 1960 come under it as well. Those houses are taken apart by hand so the material can be reused.
After the machines leave, the lot is bare. The hole where the slab and footings were is backfilled and compacted in lifts, so it does not settle later. We grade it so water runs off instead of standing. If a new house is going up, site preparation takes it from there.
