An old house sits on a lot somebody wants to build on. A mobile home has to come off before a new one is set. Garages, barns, sheds and carports come down with it, and what is under the house comes out too.
Commercial work is retail buildings, warehouses, metal buildings, restaurants and strip centers. Some jobs are a full teardown. Others are interior or selective work ahead of a remodel, with the rest of the building left standing. Decades of commercial and government demolition sit behind that side of the work.
Two jobs come up often enough to have their own pages. Pool removal can be partial, with the shell broken up and the hole filled, or a full dig out. Concrete removal covers driveways, patios, parking lots and old foundations where the building is already gone.
Inside the San Antonio city limits, the demolition permit comes first. The Development Services Department handles it, and each building on the site needs its own application. Its demolition bulletin exempts decks, driveways, sidewalks, above ground pools and detached sheds under 300 square feet. Houses built in 1945 or earlier in the city come under the deconstruction ordinance instead.
The utilities have to be off before anything comes down. CPS Energy confirms that electric and gas service to the structure is disconnected, and the permit waits on that. You call CPS Energy to close the accounts and have the meters pulled. The city's bulletin says that work order can run 30 to 45 business days, so call early. Water service gets shut off and capped as well.
Commercial buildings need an asbestos survey before the permit is issued. City Ordinance 89710 and the state health rules put that survey on a licensed asbestos inspector. Private houses and apartment buildings with four units or fewer are exempt from it. If asbestos turns up, a licensed abatement contractor takes it out, and our machines start after they finish.
It starts with a call and a look at the building. We look at what it is built of, what is close to it, and how a truck gets in. The estimate is free and comes to you in writing. It spells out the teardown, the debris haul and the final grade.
On demolition day an excavator works the structure down in order instead of dropping it at once. A thumb on the stick lets the machine pull material apart and stack it. Skid steers clean up what falls outside the footprint. Wood, concrete and metal stay apart when the disposal site wants them separated.
The debris goes into dump trucks as it comes down. Dump truck hauling is part of the job, and the load goes to a site that takes construction and demolition debris. The slab and footings come out, and the hole gets backfilled and compacted in lifts. Then we grade the lot so water runs off and it is ready for what is next.
