Most house jobs start with a driveway that has cracked and lifted, or a patio nobody uses. A porch slab, a sidewalk, an old shed pad and a set of steps come out the same way. The excavator breaks the concrete into pieces, and the pieces go straight into the truck. A skid steer cleans up what is left in the dirt.
Commercial concrete demolition is thicker and heavier. Parking lots, loading docks, curbs, islands and building slabs come out with the same machines. More thickness and more steel mean more breaking time.
A slab left behind after a building is gone is its own job. The slab and the footings under it come out together, and the trench gets filled back. When the structure is still standing, the concrete comes out as part of house demolition instead.
Usually not for the concrete itself. The City of San Antonio demolition bulletin lists sidewalks and driveways among the things that do not need a demolition permit. A whole building is a different matter, and rules change, so Development Services is the office to confirm with.
The street side is where a permit can come in. The apron where a driveway meets the street sits in the public right of way. Public Works requires a permit before anyone excavates or uses that right of way. If the driveway ties into a state highway, TxDOT permits work in its right of way and wants notice first.
Digging carries its own rule. Texas law counts work that disturbs soil 16 inches or deeper as excavation. The locate ticket goes in at least two working days before we dig. The statute also warns that water and sewer lines may not get marked, and both often run under a slab.
Concrete around San Antonio is built for ground that moves. The black clay on the east and south sides swells when it is wet and shrinks when it dries out. So slabs here carry rebar or welded wire mesh, and the beam around the edge runs deeper than the middle. Under that sits sand, gravel or caliche base, and often a plastic sheet.
Some newer slabs are post tensioned, with steel cable inside them held under tension. We look for that before the hammer starts, because a cut cable can let go with force. Knowing what is in there is the difference between a clean break out and a broken pipe.
What you are left with is dirt, not a hole. We fill and compact where the beams came out, then grade the ground so water runs off. If new concrete is going in, we leave the base at the elevation the concrete contractor asks for. For a yard going back to grass, fill dirt and grading finishes it, and a builder's site moves on to site preparation.
